Our most recent completed project was the remodel of a two bedroom, one bath house located at 617 Hill Street in Joplin. Our second Hill Street project, this is a solid little house with “great bones” and was in need of just basic updating. Most of the work needed was interior. We did a total redo of the kitchen with new cabinets, new ceramic tile floor and new appliances. The old range and oven were non-working typical built-ins from the 60’s. Other updates include: new carpet, new paint, new bathroom vanity and toilet, new water heater, new guttering, and minor floor plan change to give more room in the kitchen for a small dining set. This house is ready to become someone’s nice comfortable home.
We recently purchased our first multi-family property, a four-plex, consisting of two upstairs one-bedroom units and two downstairs one-bedroom units. This property has great potential but will require a lot of hard work to get in satisfactory shape. The remodel of our first unit on the ground floor is completed and will be available for rent by April 1, 2010. Here are some “before” pictures:

Well, maybe it isn’t the Garden of Eden, but it is Eden Acres. That’s the name of the sub-division where we rehabbed four neglected properties that were purchased after foreclosure. These properties are all single-wide manufactured homes on approximately one acre lots. When we purchased the properties from two local banks the grass and weeds were half as tall as the homes and each was in poor condition. One at a time, we mowed, repaired, replaced windows, bath fixtures and flooring…doing whatever it took to restore these structures to clean, comfortable homes, where the next occupants can live in dignity and comfort. These homes are located east of Duquesne Road, about one-fourth mile north of Zora.
We recently completed the last of the three homes, and all three are leased. Below are some pictures of one of the first one we tackled – 2608 Adam Road, a 1981 model three bedroom, two bath home. In addition to cleaning up the yard and installing new shutters, a concrete front porch slab, and a porch awning, the remodel included new sub-floor, new flooring, all new bath fixtures, new paint and several repairs.

1502 Rib
This is a 3 BR 2 Bath 16 x 80 single wide with an attached screened-in porch. We remodeled the master bath and second bath, installed new flooring throughout most of the house, repaired multiple broken or missing windows, installed new counter tops and sink base cabinets, made many repairs to the plumbing, and painted everything.
We completed a major rehab project last year at 1601 Hill Street in Joplin, MO. Having put a lot of sweat and hours into this project we all grew attached to the little two bedroom house that needed a lot of TLC as the real estate ads say (which interpreted means MAJOR SURGERY!) Our crew performed an extreme makeover including: new roof, siding, fascia, and soffit; new vinyl insulated windows; new guttering and downspouts; new sheetrock; new electrical wiring, distribution panel, and fixtures; new water and drain lines; new water heater; removed an old circulator gas heater and older floor furnace, and installed new central heating and air conditioning; installed all new bathroom fixtures; new carpet; refinished the wood floors in two rooms; installed new laminate flooring, cabinets, and appliances in the kitchen; finished the back porch to make it a usable interior space; installed new interior doors & trim; painted all interior walls and ceilings; added a second bath where a closet had been; added two new closets; painted the foundation and both the front and back porches and/or steps.

In June of last year we acquired a house in Joplin in the area referred to as East Town near Broadway and St. Louis Streets. This house had been vacant for a long time and was really needing a face-lift! The foundation and basic structure were sound, so we began work in late July after finishing the project on Vandalia Street.
The house had been spray-painted without masking the windows and foundation, etc., so to the casual passerby I’m guessing the sea foam green color didn’t inspire admiration for this little two bedroom on a corner lot. We repaired the rotted sections of fascia and soffit, tore off the little lean-to back porch awning, repaired the rotted decking along the roof edges, put on new roof shingles, installed new aluminum fascia and vinyl soffit, and hung new vinyl siding. Oh yes, we replaced all of the old windows with new vinyl insulated windows. You can see from the pics that this exterior makeover was quite a transformation.
Inside we updated the plumbing and electrical, installed new gas lines, removed the old circulator heater and floor furnace and installed central heat and air, added a second bath and two new closets, tore out the old ceilings that had been lowered so we could have the original nine foot ceilings again, updated the original bathroom, installed new Sheetrock almost everywhere, updated the laundry room, drywalled the back porch, and installed new kitchen cabinets and new flooring.

A Major Remodel Project in Royal Heights
One of our most challenging projects last year was a major remodel at 2511 Vandalia in Joplin, which included moving walls and the stairwell and changing the floor plan. This major remodel was fun and challenging! Some before and after pictures are shown here:
